If the appraisal is off by about 10%, could the rental rate or reserve figures be off too because that would just prolong your time to break-even and to see a return.

Paying two mortgages at the same time if school closes for a prolong time is a little bit nerve wrecking to me when I think about that.. but yes, I already included vacancy in my numbers, it is just not that much of vacancy (3,4 months or longer).

Of course, it's possible that we have an even worse recession or depression, and a prolonged downturn leads to job losses, and in turn foreclosures, but it's too soon to know if that's where we are headed.So, it seems to me that housing should do better than last time around, and self storage not so much, unless things go very far south.

It isn't the same because there are different problems this time, that may or may not affect RE, if we don't go into a prolonged recession we are likely to maintain the status quo, if we do the likely culprits to affect RE are oversupply due to people forced to sell because of job loss and a reduced buyer pool also due to job loss.

There are still private lenders and HML in the market today, but they're upping their pricing and lowering LTVs.I don't expect to have the same prolonged liquidity crisis that we had last time (I certainly could be wrong about that).
