Condemned property due to inactivity in a great neighborhood.

Hello,

I am new to real estate but I’ve been doing my homework over the bread and butter topics regarding investment property. I have come across two “Diamonds in the rough” with “Danger” notices on both and I’m not sure which direction to take on how to acquire these properties? Does anyone have experience with purchasing, legal issues pertaining to, how to approach taxable owners about the homes, steps involved in an uncommon route to investing? These homes are in upscale neighborhoods with avg, home values anywhere from $300k-$1M. Homes are due to be demolished because of prolonged vacancy and absentee owners/ property maintenance. Anything On the subject would help! Thank you in advance for your time responding.
