I tell people to start by picking a strategy (OOS long term, OOS short term rental, fix and flip, etc) THEN pick a market and submarket THEN look for good tools/people, doing it any other order tends to be an exercise in futility. 

We've got an LLC set up and identified our PMS and the tools we're going to be using.

I have clients who use tools likeniche.com or roofstack to initially gather insights on crime rates and neighborhood quality.

There's no red-tape, and it's not monitored as heavily as other tools.

I signed a form “giving them the power” but I don’t remember if it was even notarized, probably just docusigned.
