I understand your frustrations in this broker not meeting your expectations, although from what read here it appears that your just as guilty because you have failed to communicate your expectations. 

Even homeowners are guilty of not protesting their taxes so every year the appraisal district wins because not enough owners protest.

I will admit that I'm guilty of focusing too much on initial numbers on deals and obviously economies of scale favor multis.  

I am looking in new york, ( Westchester, Brentwood, Hempstead, Baldwin babylon mainly properties that I can either get really guilty tenets or section 8 tenets.

Whether guilty or not, the legal fees and time involved would not be pleasant.
