Here are a couple considerations you might consider when renting a home with a pool: Maintenance - our recommendation is to pack the monthly service into the rent because (similar to lawn service), if a tenant fails to properly maintain it correctly it could lead to over taxing your equipment, getting pool water out of balance and potentially require a costly drain and refill at turnover.Fencing - I would check with your local jurisdiction and maybe also your local apartment association and attorney, in order to determine whether or not you have a legal requirement to fence your pool when renting it out to the public.

Here on my end properties are selling about 15% - 25% over tax value, so I scouring those searches for anything that is decently below tax value.

Their rent is 1300 but as the homeowner they will be taking over taxes, insurance, maintenance, so we've set the mortgage at 1000.

Everyone wants to believe CA is overtaxed and overpriced.And, I think you should consider eventually looking into the senor apartment rental market. 

They're quiet, they don't cause damage, and they often stay for several years.People like to think that CA is over-regulated on every possible issue, and is overtaxed on every possible thing.  

The plus of property tax v income tax is people see one big number and are forced to realize that they are overtaxed.
