I plan on submitting claim forms for properties I've sold that fall within the "Settlement Class" as defined by the US District Courts as part of the class action suits against NAR.

How should I approach the sale of my house with the NAR settlement?  

Lots of big changes and challenges to be navigated but I'll keep this short and sweet to focus on the real world effects of the NAR Commission Lawsuit Settlement for investors scheduled to begin in July 2024.- Buyers will have more (and less) options.

This was a bill supported by the home builders and the NAR to forgive taxation of short sales etc. on foreclosed properties.

.- Compare to 2010, there're more agent:home sale ratio at 2024 compare to 2010- while the number of homes being sold is reduced heavily from 2020, number of agent increases from 2019- now the cake is even smaller due to NAR lawsuit- investors are also buying less
