Is it lengthy wait?

It would not surprise me if your average lease length is less than a year. 

We intend to underwrite this to ensure we would be profitable with long-term tenants at a minimum, with MTR being our preferred cash-flowing strategy.Before we do anything, this will be a lengthy paper/spreadsheet drill to make sure the numbers work. 

So, the length is not really predictable...but there are unique options that will give you more control over this, like Cantor Fitzgerald has some 721's , and then there is a secondary market that Inland Capital has..I think it is them.. 

Most mortgages are not assumable and it's quite a lengthy process to get them assumed. 

The Valley is a little prone to lengthy vacancies with rentals and lengthy DOM with sales.

I can totally appreciate what @Keith Leckey @Austin Mountain have described regarding their personal experiences and the fact that the three of us have given you very lengthy responses to the realities of Section 8 should tell you alone the complexities that you will no doubt be dealing with if you care to enter into the program.  

Our urban bungalows average stay length is over a week as we host a lot of business travelers on extended stays, so likely more important.  

When you actually refer deals, which is quite a lengthy process as you have to fill out several pages of information about the land you're referring (not a big deal but it used to take me 1 -2 hours) Vestright takes FOREVER to get back to you.
