In terms of deal flow I would reach out to a couple of wholesalers, agents and join some local investor groups either on Facebook or online local community to start.

I would join the local meetup and Facebook groups and get on the wholesalers buyers list and really narrow your search and filters. 

One of the reasons I joined BP this month is to participate in a weekly connect just like this, as I know how powerful they can be. 

It's a more involved discussion that requires one on one communication and no, joining a "community" does not prepare you.
