Because the total volume of sales for these lots is down, there's potential for a large gap between the lowest-priced active listing, and the most recent closed listing, solely due to the lack of available data (closed sales).

Are there any fix and flippers in here who are doing volume?

We have bought only a handful of 2nds but to me, the 2nds game is a volume play.

I charge them what they cost me and I get a better price than anyone else because of the volume I spend.

We have 2 cabins in the smokies and the one with the amazing views does almost double the rental volume of the one that does not have the best views and they are both new build cabins with average amenities..no pools. 

Right now what we are seeing investors buying flips between 75-82% ARV here in the Denver market, and some are leveraging less to make the margins better, or they are going for volume. 

Facebook brings in a lot of volume but you usually need to weed out a lot of people that aren't serious.

It has to be wholesalers, or investors that do volume and poses sales skills.
