I’ve built a solid network of contractors, hard money lenders, conventional/DSCR lenders, and property management companies that serve as my trusted boots on the ground contacts in Memphis.

Through a hard money lender, but I will take out a DSCR loan in March to refinance.

I do find it hard to believe that they just lost your return though.

Also DSCR typically has pre payment penalty while hard money does not. 

We're letting them come at us from all angles (phone, text, email, portal) but... it is 2025 and we do push the portal pretty hard. 

Pretty hard with a W2 job, but very possible... just takes too long.
