On dog size I feel differently because little dogs although maybe they can't do as much damage, in my experience they are yappers so a big noise issue.

Our next door neighbor is deceased, according to property records and we always thought the property is vacant but someone showed up and started throwing bricks at the new sliding door we installed, my workers heard the loud noise and went to check and they claim to see a weapon on his hand and fled the property.

@Isaac Blocher  yes lots of white noise out there and its not a problem until it becomes one.. but its easy enough in CA to simply have a broker do your disclosures for you and bless it.. cost of doing business legally.

Software can't handle rent collection on late tenants, noise complaints, parking violations, unauthorized pets or people, maintenance coordination and supervision, inspections, and so much more.I don't advise anyone to invest in another state unless they have a solid PM lined up to handle the investment for them.

Some will go with a nicer pad and a cheaper carpet.The nicer pad makes the carpet FEEL more expensive to the tenant when they walk on it.A great pad also resists wear and tear and if you need to replace the carpet the pad usually can be used again.Used to you would put a plastic membrane in between the carpet and pad to protect the pad but the plastic would slide and make noise sometimes.Now they have pads with built in protection.You are not looking for the cheapest product but the best VALUE for what you pay.It depends on the area and what kind of tenants and rent base you are working with.
