Great work @Brian Pulaski, thanks for sharing your success for it cannot be counted as a failure so long as lessons were learned and more information was gleaned for the next job!!! 

You can glean a lot of info from the report Realist (il mls) can generate. 

Hopefully I meet some of you along the way, and I’d be happy to buy you lunch and glean some wisdom if you’ve been working with real estate here for 5+ years

Also, I failed to mention that this is in Salt Lake City, though one could glean from my profile that that's the deal.  

As you said, we would all be wise to glean wisdom from their mistakes and "horror stories".

@Linda Weygant is correct from all information I have been able to glean from Lawyers, CPAs and reading through a tedious amount of law.Keep in mind, I'm not a lawyer and do not reside in your state but as long as each LLC is completely separate (organization, accounts, accounting, etc.) there is no way California can stake claims on a California LLC operating as a foreign entity.
