@MarieChele Porter#1 not all those that showed up will apply#2 you don't have to let to the opposite gender if they share a bathroom with you (maybe you already knew that)#3 use a merit system, whoever gets in their application first will have preference (assuming all else the same), having a roommate who is good at following through on their promises and takes care of responsibilites in a timely manner will do you well.

The reason I recommended noting that a replacement tenant was moving in immediately was to document that you weren't letting "male tenants" get out of a lease early with no penalty - and then later you get hit with a discrimination claim because that person was female, another race, gender, whatever.

Have to agree with @Justin Tahilramani: age, gender, and experience are irrelevant, if you are not comfortable dealing with this tenant get a PM in there to do it for you.
