I am looking for a solid real estate agent and eventually will need a home inspector, possible property manager/etc. in regards to the process.I have a few family friends which I am blessed to have mentored me the past few years in this field and I am determined/diligent to learn and grow. 

A deal killer has the experience that you don't.

Did anyone advise you, mentor you ,on how to find and vet an interior decorator?

Rent control in the bay area can be extreme as many areas have rent control in excess of the state mandated rent controlIn general experience RE investors are not choosing to add a single ADU in single family zoned areas.  

If I'm correct in my analysis, then I'd guess I'm also looking for a mentor if anyone is willing!

I think what helped me was that she saw how much I was educating myself through books/podcasts/mentors, and I was able to show her my analysis on the first property we purchased and "sell" her on it.

I think you have a good plan, BRRRR is still a great route in the current market, and especially for the states you are already in - both Indiana and Georgia are very well positioned for BRRRR deals in my view / experience

You may have both but may be able to find someone else who has experience but needs a credit partner or capital partner.

Besides immediate friends and family who know me, how do I market or introduce myself as a new agent with no experience.  

The other option is to find a partner with some experience and use that on the loan.
