Finding an RE buyer agent to work at an hourly or fixed rate was hard - although contrary to what a few folks mentioned here, those options are listed on the standardized Colorado contract.

I do recommend creating (and keeping updated) written policies for all of your leasing and screening process, and making them available to folks during the application and screening process (talking about, sending links to, emailing, & reminding, the more times they see it the better even though they likely won't read it).

My question to y'all good folks: Do you know of, or can you recommend, a company or brokerage that deals in property management in California that I could work for full-time and learn everything there is to know?

I develop land in Nashville from finding the deals, getting all the entitlement and permits, financing it, to building it in house with my GC license.

Usually, I find that folks who have less than 4.5% or so on their first are better candidates for helocs because the blended rate is less than a new 1st overall.

That means that you will need to get those particular ducks in a row before you get rolling.Also, sites like Taskrabbit.com has a lot of folks on there that can help get things put together, setup the spaces etc.
