@Roman Balmakov If you are planning on holding the property long term and have enough reserves to cover even worst case scenarios it could still be worth it. 

You need to work with a property manager that has experience with this, unless you plan on doing it yourself.

I plan to build a truck parking to accommodate and increase the amount of parking spaces, however, I lack funding and have a hard time getting a lender to back me up.

Are you planning to rent the entire unit at the 2nd year mark?
