I wonder why they don't make roofline sprinklers or some other product like that.

@Christina Galdieri  A 1031 exchange is specifically designed for real property held for productive use in a trade or business or for investment.

That will probably be your best bet, to buy a fixer and get it cleaned up and then rent it out.Best wishes and good luck with your endeavors.  

.- It costs me me less to turn over my 1500 SF units that rent for $3k/m then it does the same size section 8 unit because the property is cared for better and experiences less  wear and tear while fixed costs like cleaning and painting are easier to absorb.
