Knowing how fast or slow things are turning would not cause me to change how I manage my business.I'm more concerned about current market rents  All else equal, I know that by lowering my rents $50 or $100, I can lease up my units almost instantly.

I've head from others who went this route and had to pay before delivery which caused strain on capital because they couldn't complete draws in the same manner as stick built construction.

The cons as i see it include loosing the 2 of 5 year cap gain exception, typically not an ideal rental because the emphasis at purchase was buying a good home for your family and not a rental with optimal return (my ex-home consistently has the lowest cash flow for equity in my RE portfolio), not disconnected enough from the property causes addition angst on damage and may result in over improvement.

There was a plumbing leak in the crawlspace under the house and is causing the high clay content soil to heave.....causing a 3-4 inch rise in the middle of the house flooring.
