A reasonable approach is to calibrate your payments to retire the notes over your working life, so that you'll have the full NOI available to you as retirement income.Most would advocate building in a vacancy reserve, and to buy assuming that you may need a property manager some day.

I did notice that in my version of the epub, some the illustration (latter int he book) are not there.You can use Calibre (a free package available at https://calibre-ebook.com) to view the Epub format and convert it to different formats.

For example a townhouse you may want to buy to rent in calgary would cost 5-600k yet rent for 2500/month (if you're lucky enough to get a tenant of that calibre they can easily buy so why would they rent).
