In ca there is the balcony and stairwell inspection (sb721) that is to be completed by year end (I have not done mine and have asked 3 architects and 1 GC if they have necessary certifications to do it and none of them had the state required qualifications - but I have not tried that hard, I contacted existing contacts).

Likely you can get those plans with a records request from the municipality where this property is located.You'll need to get surveyor, architect, and civil engineer on board earlier than later.

Thanks Jorge build new don't buy new and don't buy existing. find your own land, entitle it, control the full process, get architects, zoning attorneys, roll your sleeves up it isn't easy but it's big money.
