We freshened up the interior with new paint, and a few new trim items, but mostly it was well landscaped and well cared for prior to our assuming the loan on it.

Today as I was staining some trim boards in the back of one of my rentals, I see a man in a uniform standing in the yard looking at the house.

Taking some of that space for the bedroom would only require framing in a non-load-bearing wall, closet, and bedroom door, plus adding a few electrical outlets/switches, and then finishing with insulation, drywall, paint, and trim. 

Trim, doors cabinets etc. we usually spray - but those can be brushed and look professional if the painter is skilled.  

Our group doesn't want to create a huge number of vacancies, so some of the NOI is being trimmed in the short term.

Would be about 6 doors I’d say, carpet, flooring and old trim for sure.

We have done a couple with a skyline of Indy on wallpaper, or wall with trim designs! 

In fact they do this all the time for tree trimming, etc.I have not raised their rent in the two years they have lived there and they intend to stay for a long time they said.

My contractor had a landscaper mow the lawn and trim the shrubs  on a house we are working.

One BP community member I got lunch with yesterday told me successful flippers avoid minor cosmetic repairs such as paint, trim, floors, etc. due to a glut of investors all trying to do the same.
