I try to have at least 1 year leases initially on each house to reduce needing to rerent, and the touch up you need to do inbetween renters.

Even if I keep full, when someone moves out I have to go in and do something, touch up paint, clean the fridge, paint a window sill etc.

Also, paint the walls a darker neutral color, it will not show as much wear and tear and will be easy to touch up when the tenants move out.
