🚀 Predictions are swirling that the banks might consider lowering rates to stimulate business

We have many soft commits from our LPs excited to work with us seeing as we have typically said no in the past (either we were not ready to take on investor dollars/wanted to build more of a solid foundation first) so we are excited to generate great returns for others that we have been able to do for ourselves for several years. 

I.e. if you asked the syndicator in email how capital calls are handled if you don't fund and they respond "your ownership will be diluted", but the docs say your ownership will be relinquished: the docs are right.And along the lines of needing more capital when things aren't going as planned, as an LP I would highly recommend you understand the rights of the GP to bring in pref equity ahead of your capital and/or make loans to the property/deal from their own pocket, also placing that capital in priority ahead of the LPs.  

This political climate can either instill confidence in investors, viewing Texas as a stable and secure place, or cause apprehension due to potential controversies.Long-Term Market Implications: Beyond the BorderWhile immediate effects are felt in border regions, the operation's long-term outcomes could influence statewide and even national real estate trends, altering policies and economic conditions.Local Economic Impact and Development: A Closer LookThis operation could stimulate local economies along the border, increasing the demand for residential and commercial real estate.

I.e. if there is $1mm of net loss in that year, the syndicator can take $300,000 of that loss, leaving you and the other LPs to split the remaining 70% prorata based on equity invested.

That will not allow mortgage rates to drop.In short... this is what happens when the economy is artificially stimulated for longer than is should be.
