If you had to start over in a new market..

Looking to stimulate some conversation, in hopes that we all can learn something. I know we all have different areas of focus and different levels of experience in the industry, but would like to gain some insight for myself and for others. I would like to know, if you were to start all over again, no money, a brand new market, and had limited resources. What would be that ONE thing that you focus on?
