When they get the itch to demo a building (and downtown has a LOT of dilapidated buildings as we both know) they always look into the costs of new construction permits, costs of engineering/designing the structure(s) and getting them approved by the city, and the costs of hiring private construction contractors to build a brand new structure...

Big funds and institutional buyers dominant the tax lien arena today.Buying a property auctioned for taxes for $1,000...you have to wonder what kind of property you will get for $1,000,  especially, if you are the high bidder.You seem to be itching to get into the game, and I don't blame you.

I'm itching to buy my first 2 family home/investment property but can't decided if I want to A) take out a conventional loan and cover the downpayment with a loan against my 401k or B) take out an fha loan and cover the downpayment and repairs in cash, and then look for a property that will still cashflow given the higher monthly payment required of me.
