But being that they may see the insurance change it might pique their interest in that change … you can always ask them - most banks will gladly advise you of their policies regarding such items 4 plexes are attractive acquisitions… I’m not sure I would bump it to five if it were me.All the best!

So will have to get a loan and be creative with the seller's carry to make it work then bump rents and I should get around a 2.6 DSCR but yes I could play with it a million ways.

It’s been a while since I’ve posted - quick update:- Purchased condo in 08/2021, fixed it up and it’s been fully leased since 11/2022- Purchased 2 unit in 10/2022, currently living in one unit and renting the otherI’ve gotten my feet wet, bumped my head, learned a lot - but ready to add to my portfolio.

It doesn't add a ton of cashflow, but $50-$100 / month for a space you don't really have to maintain or market much is always a welcome bump to an already good deal.
