Don't hire contractors, who show up in a pressed shirt, can speak both Spanish and English and do zero work but pocket a fat margin.  

All new insulation, electrical, plumbing, drywall, new water heater, pump, burner, etc. etc. etc. 

You can either put the signs out on Friday anytime after 5pm and take them down Sunday night(that's when city offices are closed. most cities have ordinances prohibiting bandit signs.) or you can leave the signs up, but use a phone number that can't be traced to you like a Google voice or Burner number.Also, you can hook up with a Real Estate agent, have them search the MLS for properties that have sold in the last 3-6 months and were paid for with cash.

Find a local small contractor that specializes in water damage and get them to bid the project making it crystal clear that it's you paying and not the fat wallet insurance company.

Also a couple of the burners won't light without holding a lighter to the gas.

I don't even know how I'm going to fund the deal, but on fat deals, there's always money.

Put them up anytime and use a Google Voice number on them or a burner number.

Use a burner number, Google Voice, or Sideline number so it can't be traced back to you.

I guess everyone agrees that is a big fat no.

Thankfully some other deal will hopefully make up for that but I can't tell you how many deals have collapsed at the 11th hour through no fault of my own over the years and for me to get a fat $0 in earnings.
