I talked to one local who said investors are buying up Helper and trying to make it a Park City like town.  

I would even consider that in partnership with an experienced flipper, me more being the investor and helper, but in San Diego county I can't see that happening@James Wise That's what I thought and i all the deals with older properties a few, sometime all of those items have not been replaced, mostly with the argument that they have 5 or 8 or 10 years left.

Note... there is one other alternative that you can do.... but not everyone can pull of alternatives like this..........You can do the roofing yourself, just rent a ladder from home depot, and get a handy man helper...

Currently, I have a 6 bd in Carbon County Helper area under contract.

I'm starting my first flip tomorrow and am already having problems with contractors being organized enough to give me reasonable line item budget.Thanks in advance for any help!Eric

LOL Plumber had his helper hooking stuff up and he plugged the toilet line into the wrong side of the manifold.

We struggle with wannabe contractors here.I still use the one skilled guy with 1 or 2 unskilled helpers.

THEN, go home, add up cost of repairs, call my mentor/helper/friend see what he thinks, then call the guy back and present offer on the phone.

Even with a helper, I know there is no possible way to flip an entire room in 16 hours.
