I noticed their business is listed as an LLC on their Zillow profile, and we also found that they have a few other unrelated LLC businesses that didn’t seem to work out for them over the years and were short-lived.

they'll be able to guide you on what programs are available, how much you'll need to close, what you would need to get pre-approved, etc.if you start with a house hack you're going to be ahead of the game in the long run, so it's OK to be patient for a year or two. 

I haven’t received the quote back for this place yet, but other similar properties we offered on were in the $4k/year range for insurance.

@Marcus Retter welcome to BP.It's a great community.I've been investing in Albuquerque for 10 years, and you can find some good deals there.Personally, I live in Santa Fe.There are several active Meetups that you can join to get around to other investors.Networking is really important.Get out there and make connections with other investors; that is how I got started. 

(But not for a “I’m going to live in it 50 weeks out of the year and rent it out two weeks”, IMHO, if that was your idea.
