Question: are there other property managers that take the all-encompassing/OneRate approach, but are much better to work with?

Have you ever encountered unexpected repair issues during a flip, and what was your approach to resolving them?

As I just closed a triplex and want to consider the best approach when sending my Introduction letter.

I looked into DSCR and spoke to a few lenders, but it seems I need to have 2 years of rental property ownership before I can utilize; I'm only approaching my 1st year of renting by the room, so I assume I'd need to wait another year before I can look into DSCR.

Stay the course and look at upping your marketing approach.

Since it took that long for the mailer to hit, changing the list, the mailer piece, or the message was an expensive and frankly untenable approach.
