In general I would expect to pay more for an insurance on a business policy rather than a personal policy and am not surprised by the increase. 

My son started college in upstate New York and I was surprised by all the rehab opportunities in the area and the demand for rentals.  

I guess I'm not surprised because when I call my fellows agents, half or more of them can't be bothered to pick up their phone and would rather text, or whenever they actually pick up they always sound like they are at Target or getting a massage in the middle of the day, and not actually working.

That's why it surprises me when people decide to make beginner's mistakes on the biggest transaction they've done in their lives.

I am fairly surprised to see the responses here. 

I quit building last year (slow market/high rates) and have been trying to find a flip for quite some time as they seem to move rather quickly on the market surprisingly.

  #1 you will now be on the town's radar and in their system, and #2 if it's not possible, you may loose the opportunity to rent it in the future if the city does a surprise inspection and deems it an illegal apartment.  

I wouldn't be surprised if you have a whole century ahead of you to live and be prosperous.
