And the owner attempting to replace the kitchen counter top.We want to stain the wood floors (living and dining room and stairs), add crown molding, replace flooring (kitchen and family room), and redo the master bathroom to start (approx $14K quoted from the contractor).We're now getting cold feet.

Dog feces indoors, carpet stains, stove looked like it was 50 years of neglect(was brand new). 

It was painted/stained years ago, but much of this has washed off.

The damage is a combination of vandalism -( holes in the wall, bath fittings ripped out, stain on the carpet, refrigerator having to be replaced) and lack of response by the PM the property was vacanted without any inspection being carried out and the pile of rubbish and food which was left behind casued a build up of mould & maggots, which could have been avoided if the PM were doing there job!

Beams will be stained to match new engineered dark floors.

Choose a darker color that will contrast against the light color of the cabinets and will mask some stains/mud.

We got a HELOC on the house and used it to build a garage, fix up the kitchen, new paint and fixtures throughout the house, landscaping and I acid stained the basement floors to give it a one off look.

Some pieces were damaged or missing - but my flooring guy was able to get similar hardwood pieces which we sanded & stained to that espresso color.
