I've been waiting patiently since then.I finally found a good off-market short sale in Bristol Township.

The occupancy issue would require obtaining leases to the lender's satisfaction (basically "Intent to Lease" by future tenants). 

I can't decide if I want to look for outside money to bump up my down payment or just be patient and save for another 6 months or so to have more for a down payment.
