I've got some wholesale properties in Dallas that I'm currently marketing, and came across a buyer from Australia who is in town for just another 2 months and is looking for a cheap property to pick up as a rental before he leaves.I was curious so I asked him how he's going to manage his rental from OZ, if he's already got that part worked out.

Once you establish a reputation for getting the job done your referrals will carry you but until then its about expanding your sphere of influence to where people will think of you when some one says "hey do you know an agent"....Again my thoughts on the subject from my experience over the years with good and bad agents.

I'll just add that you are better off using whatever marketing funds you've budgeted to invite people in your sphere out for coffee, a light lunch or beers/wine after work...or host a happy hour for a dozen or so people.
