You could bring on a partner but I will get a little salty here as there are posts and books about getting all this done with zero down and the realities about it happening are like a shutout in baseball, it happens rarely and on occasion but the amount of time you spend chasing it if you were doing something that paid you money to do you probably could have saved enough for a down payment on another propertyThe other thing people don’t talk about is zero down is an awful idea because of over leverage and if market tumbles and you get into a cash crunch you are screwed

While the parking space model seems sexy because in theory you just buy a lot, paint some lines on it, and charge out the *** for it during the baseball game, I think the reality of it is that you could be doing way better by developing that land, and it is the developers that you will be competing with when you attempt to buy that property.

There is nothing you can do about a eviction or midnight run vacancy but a controlled vacancy such as letting a tenant leave over a rent increase should be a cake walk and never create a vacancy.Come on guys man up and ratchet up your business from the amateur bush leagues that this business has a reputation for to the professional level.
