I check how clean their car is (especially if they say they are a neat freak)I make sure they fill out my application completely, if they were lazy I tend to be less inclined to rent to them because I don't think they take it seriously or have something to hide.decent credit-- I believe this is an important one my thought process is if they are behind on other payments or have delinquent accounts what other issues do they have?

This is a flip and we have received great feed back on the finished result, I would be inclined to let it sit however I have a hard money loan and making that payment each month isn't fun.

You need to account for those numbers - vacancy rate, maintenance, management, any utilities you pay for.In my opinion, you're cutting it way to close with the numbers you show here and I'm inclined to think you're in the red every month.
