We had to take out a wall, replace all paneling with sheet rock, re shingle the roof, and put in new flooring.

Hey fellow BPers,Im looking to start investing in BRRR & Turn Key in Memphis, TN and Little Rock, AR.Wanted to :- get thoughts on one vs the other - in general what people's experiences have been between the two cities for cash flow etc.Thanks everyone!

My single story house has 20"x20" pier bases and a 12" wide concrete grade beam sitting on compacted 1" rock.

Hot economy, jobs, all types of loan forbearance, stimulus checks, child tax care credits, raging stock market, rock bottom interest rates, quantitative easing, extra unemployment benefits, home value increases, highest savings rates in history, the list goes on. 

Hey guys, the popcorn ceiling in my place has been painted over and is hard as a rock, I can't do it myself (found that out the hard way) and am now looking to hire someone to get it done.

During the first year, I spent $250,000 of my money installing PEX and copper pipes in every unit, new drain pipes in the walls and under the building, new windows in never unit, remodeled 5 units, new sewer to the street, removed all the trees and plants and spent a fortune removing the lawns and installing concrete base and rocks and a lot more.So, I wasn't really enthused about owning this property because I thought I paid too much money and I did not care for the neighborhood.

For Florida Panhandle, it probably doesn't make sense to look at properties that are further inland since people want to be by the beach, but for Branson - you could look at other parts of Table Rock Lake, Lake Taneycomo area, or even just past the border into Arkansas.
