I want to add a bathroom with shower and sink, lay floor, insulate the walls, put in an air conditioner unit/heater, mini fridge, bed, etc to make a studio that is Covid safe for both tenant and landlord as a short term rental, AirBNB, or even long term since a popular college is about 15 minutes away. 

Who knows what happened here8-Fridge seal on double door completely gone including plastic product that holds the seal. ( guess when owner buys seconds, there is a pretty good reason why no one wanted it).9-Mold in back of one bathroom into closet walls and very active 12 inches by 3 feet.10-Glass everywhere in back yard. lots of broken windows, guess why no screens!

The house is in Denison TX.My question is, I’m legally obliged to provide a range/stove and fridge for the tenants?

The property has two hot water heaters and I bought it furnished with a bed/cabinet/mini fridge in every room.

Basically, they are taking away everything they can remove from the wall, including the gas range, fridge, vanity mirror, chandelier, washer, dryer, etc......I know I could easily stop this, because they were there during the closing walkthrough and they didn't mention any of these items.

Remember to open cupboards, oven, fridge, turn the stove on to make sure the elements work, etc.  

They can be slow to respond, which means your tenant could be left with a dead fridge for days while you wait.

There is water on the floor outside the fridge as well.
