My plan is to to start with all the exterior work first (roof, siding, deck, windows and doors) and make it very attractive at least on the exterior, and begin marketing the house to some home buyers who are looking for a project where they can have their input if they buy. 

I would also recommend checking if your house would be in historic district as that will complicate any exterior improvements now and in the future.If you would like to meet up sometime my husband and I would be willing to help a local investor.

I am not saying the place should be in bad exterior repair, or painted Smurf Blue; unless you are looking to rent to Smurfs.

With that being said, the exterior can use a minor face-lift:- paint job- tear down this concrete wall- replace the back gate door (POS wooden gate)2.

On one of my single family homes they have some bee hives on the exterior of the house.

I have a great relationship with them (done exterior painting and small things for rent deductions) and I believe they would give me a good price.

Our HOA includes Exterior insurance/maintenance, termite bond, lawn care, water bill, pool maintenance and flood insurance.

I can't comment on condition of the mechanics but judging from the pictures the exterior looks to be in great shape.
