Doing a house hack or a fixer-upper will only result in distraction from your business with probably negative impact to net worth.

I'm just not seeing how growth in the number of homes sold is helpful at all and as I've said, is just a distraction for new investors that are already struggling to get their arms around all of the metrics that they are bombarded with when trying to evaluate a market. 

If she insists, I can have my boots keep her distracted.

But along with such astuteness, my goal under the same circumstances would include: having as few distractions to STUDYING as possible!

I think his program is a good starting point, but there are also more advance course one could consider. for example @Nasar Elarabi  here you have someone who is actually active in the business and not distracted by the noise.

Some people are talking and I find that a distraction. 

Great piece of advice from @Steve Wilcox ...Have the seller match the cost to fill it and cover the rest of the removal if they won’t pay for removal...This may also distract everyone from the REAL issue, the TIME it takes to pull the tank.
