You let someone stay in your rental for free - or at a steep discount - and they may still abuse the property and cost you thousands more.If you want to donate to a charity, rent the property to a good Tenant and mail a check from the rent proceeds.

It is about setting the expectations that you want to provide a good value property at a fair price, however it is not charity work. 

THAT IS MY VALUEI'm not looking for a charity case.

This is going to sound selfish but remember you are a real estate investor who makes their livelihood out of this business and not a charity.

They are experienced and are a non-profit charity.

There is no hesitation on my part, as another local investor said to me recently, I like to pick my charities. 

Again, it's good practice to offer a commission to a buyers agent but you're in the business to make a profit not run a charity.

Then I went by a local charity store and bought a pair of shorts and some old shoes.
