I would suggest brushing up on the financial, operational and due diligence aspects before even considering investing. 

If they keep ignoring you and brush you off, I'd start looking for other vacant properties you manage that they may be a good fit.

But, he brushed me off, took all hs tools out of the house, and hasn't finished, nor returned.
