When a roof leaks, I replace instead of patching, when a furnace fan or mother board fails, I replace instead of swapping out.

Local swap meet or flea market?

The idea is im trying to swap out my current mortgage (some 1300 a month) for something less or nothing at all while gaining landlord/management experience.

I would find a handy guy to help out from time to time and think great I can just send him over to swap a faucet.

@Joe Splitrock Joe, I've done the very thing you suggest...swap calls (sounds a little eeeww) at a meeting to create a contact.  

He just needs to swap items 3 and 4.

Of course, I have more time than most people to pick investments.Some people really try to make the investments more complex than they need to be.Unless you have a degree in math please to not try property derivatives with a credit default swap hedge.
