One strategy I personally will be able to use is through my landscaping company.  

I have been doing plumbing contractor work in my family plumbing business since I was a child, and I have owned and operated a landscaping business for over 5yrs.

I have a good grasp on what I can get siding, windows, trim, interior/exterior doors, decks, guttering roofing, flooring, landscaping and concrete done for and who to use/where to source materials, along with electrician/plumbing -- lacking site prep, foundation/framing/roof trusses cost -- I could get the cost of the rough in from a buddy who runs a plumbing co.My challenges are A - not being able to be there all day to run things, and B - still missing some of the key contractor connections.  

I have what I believe to be a good team put together between plumbing, electrical, landscaping, and general contractors, but will I be able to use anyone who is not on the "203k approved" list?

-There are some items that are commodities and priced by unit of material (drywall, bricks, roofs) and some that aren't (foundations, design, landscaping, excavators, carpentry)-Prices vary considerably across regions, times of year, skill level, local demand, unionization, licensing restrictions, independent contractor, etc.  

~$1800New Paint & Carpeting throughout ($8800)Replace the front porch deck boards ($3500)Power wash vinyl siding & roof ($500)Minor landscaping to clean up outside yard and minimal landscaping around the front and side ~$1000Extend the deck from the sliding glass door to the side kitchen door with one set of stairs entering the kitchen door (roughly 6-12 linear feet not including the steps) ~$3500New stove and dishwasher ($1200)I included a miscellaneous cost for anything that may come up of $5000.

All the funds for the rehab will be towards, int/ext painting, new carpet, light landscaping and deep cleaning.

Hi All,  Curious if anybody can check my numbers....need some confidence before I pull the trigger....House fell into my lap....305k, Denver area, Centennial Co.  1\4 Acre, 4 br, 2 bath, needs total cosmetic rehab...some landscaping, maybe a new driveway.  

Looks phenomenal so far.I'm currently a practicing physician in northeast Florida but looking for financial independence as I don't want to be reliant on a group practice or hospital as the healthcare landscape changes.  

Since i live in my 4 unit i do all the landscaping and snow shoveling myself.I will be out of town for two weeks at the end of March and with the way the weather is going we might still have snow around then.
