Be sure to have some potential leads for partners before you just throw hollow offers out there but again, if you find an appealing deal it will draw in the money.

Hire a qualified eviction lawyer.Your tennats goal from this point forward will be to live free for as long as possible, to do that he will use the courts to his advantage and file extensions and appeales aftr every ruling.Hire a lawyer immediately and make sure he has experience dealing with professional tennats.

Commercial real estate was much more appealing, probably due to my accounting background that allowed me to have an in-depth understanding of the nuances of commercial real estate. 

Find a house in decent shape and focus on the areas that will increase the value and appeal to people simultaneously. 

You will appeal to more potential buyers and likely get a higher price f you get rid of the tenant first.

The lender will open up the pro forma, deal summary, and your finances to see if it appeals to them.  

I called my Lender and mentioned I wanted to appeal the appraisal and they had me sent by email addresses of comps to justify my appeal, which I did right away. 

Also getting the land entitled improves that as is value and makes the loan more appealing to lenders You would probably be looking at HML unless you planned on using additional security 

But if the tenant ends up appealing to the Court of Common Pleas, the court may be forced to throw out the case because it might raise issues of subject matter jurisdiction.
