@Grayson Lynum Regarding Modular, I have gone down that rabbit hole several times, and what I found it, they are not cheaper, just faster, and they look like a modular, due to the transportation limitations, the rectangle box or Prow front on mods tend to have a stigma to buyers, also many of the finishes are very low end. if you site built a very basic rectangle with the same cheap finishes most mods come with, you will be financially better off. and they are not faster, typically from order to occupancy is 6-9 months, I did my last spec in 7 mo. its just not as much work on site, the time is waiting for the factory to get to your build. good luck!

I tend to prefer nicer areas for the house hacks because the difference in down payment between a $100k building really isn't that much from a $400k building when you are only putting 3-5% down.

Surveys are my area of expertise ;)Ultimately, I tend to agree with you that allowing pets, with specific guidelines and screening criteria for good pet owners, will often yield greater occupancy thus allowing you to increase rates.

@David VaughnIn general I agree with what you have said however I have had this happen......house sitting for 6 mo, make an offer at asking, be told there is a new interested party, not adjust my offer because I think they are blowing smoke, loose the deal because there was another offer.I think it is common place for agents or wholesalers to re engage tire kickers when they get an offer.At the end of the day I tend to offer what I am willing to pay no more no less.
