The kicker is - like many 20-30 year olds, we face the evils of student loans and do not have much saved up for a down payment.

Sounds like you are close to the University of Tulsa, is your typical renter a TU student?

Im a student at Rowan University in south jersey.

Pay off the student loans that are at a higher interest rate, and invest the difference into ETFs.3. 

Don't have too much income because I'm a student.
