I recently had to reject a potential tenant due Their credit report, specifically, a couple of accounts are in collections.In the message I sent, informing of the denial, I simply wrote that the denial is having to do with their credit report.The potential tenant sent a message claiming to have a stellar background.My question is, whether I could (or should) provide the specifics and inform them of the accounts in collections or would that open up a new can of worms.Any advice would be greatly appreciated.

@Devonte SkrebesI'd say, my experience with wholesalers is less than stellar so I pretty much avoid them as they aren't nearly as knowledgeable (in general) to offer real deals with real renovation numbers and I say that as an investor, owner/operator of multi family properties, and general contractor with extensive experience in renovation projects.

If the new duplex is a stellar old brick building on Lake of the Isles and your current home is a small 1.5 story in a very average area of Minneapolis the lender will likely believe you, but in general, that is a tough sell.There are some loans for investors with 15% down.

We realize the ARV isn't stellar in relation to what we'd have in it.
