I'm glad you are thinking of the financial aspect of the relationship but just be careful how you come across, if I had a girlfriend wanting to move in and be written on the deed that would be a red flag hard to shake. 

Just a question, is the roof new, and if not how many layers are currently on it as well does it have the wood shake? 

It has never happened to me but I’ve had friends get the rug pulled out from under them by investors who will shake their hands and meet for drinks.  

It would be great to hear what is moving and shaking again down in that area - heard that the down town square is completely different and the commercial street is thriving. 

You might have to shake the bushes a bit to give someone a good/great idea.

Most of these forbearance plans expire Q2 or Q3 of 2021 so we will see how this shakes out. 

And make sure you have lots of battery or shake flashlights in the future:)

I would stress test your rents and make sure you feel comfortable about how the metrics are shaking out.

Personally I would wait on acquisitions until the eviction moratorium ends to see how things shake out.
