It seems easier  to estimate CapEx - I know the big ticket items and roughly how much a new roof is, how much a furnace is, how much an oil tank is, etc..

@Katie Southard   Just a thought many mailboxes aren't locked so the liability aspect if the key is not marked is likely slim to none. 

Need a new roof in a 3-5 years, you probably want to be pretty liquid (year long CD, Money Market, maybe very short term bond fund etc) for those funds.On a condo board 15 years ago, I  was once able to get us into some nice CD's a decade ago that laddered with the useful life of components.

We sometimes "inherit" buyers from realtors who have created highly unrealistic expectations on performance, ease of self-managing and other aspects of owning the home.
